If you’ve been searching for a home in Incline Village and haven’t looked closely at Bitterbrush, you’re probably not alone… and you’re also missing one of the most compelling pockets of real estate on the North Shore. Bitterbrush isn’t one of the communities that dominates the marketing brochures. It doesn’t have the name recognition of a lakefront address on Lakeshore Boulevard or the broad familiarity of Mill Creek. But for buyers who want ski proximity, panoramic lake views, IVGID amenity access, and a genuinely immersive mountain setting all without a $3 million price tag… Bitterbrush consistently delivers.
I’m Carson Long with the Mizak Mountain Luxury Team at Compass. Here’s everything you need to know about the Bitterbrush neighborhood before you start your search.
Bitterbrush is situated on the hillside above Incline Village, directly adjacent to Diamond Peak Ski Resort off Fairview Boulevard and Ski Way. The positioning is the defining characteristic of this neighborhood — you’re elevated above the village floor, which means the views are exceptional, and you’re steps from the mountain in a way that almost no other residential community in Incline Village can match.
Diamond Peak’s slopes are visible from most units in the complex. In winter, you can watch skiers from your living room. In summer, the same hillside becomes a network of hiking and mountain biking trails that residents access directly from the neighborhood.
The drive down to Incline Village’s commercial core — Raley’s, restaurants, the Recreation Center — is about five minutes. Ski Beach and the IVGID boat launch are approximately 2.5 miles away. Reno through the Mt. Rose Highway is accessible in under 45 minutes.
When buyers search “Bitterbrush Incline Village,” they’re actually looking at two distinct communities that share the same hillside setting but differ meaningfully in age, layout, and character. Knowing which one fits your situation before you start touring matters.
Bitterbrush I is the original community, developed in the 1970s. Units range from approximately 1,188 to 1,500 square feet across two-three level floor plans. The architecture reflects the Tahoe aesthetic of that era — vaulted ceilings, open kitchens, floor-to-ceiling windows, and wood-burning fireplaces that anchor the living spaces. Many units back directly up to U.S. Forest Service land, which means no rear neighbors and a genuine treehouse feeling in the pines. Units have covered carport parking. Recent sales in Bitterbrush I have ranged from approximately $1,060,000 to $1,250,000, with a median sale price around $1,135,000 and a median price per square foot of approximately $849.
Bitterbrush 2 is the newer phase, built around 2001, and sits slightly higher on the hillside with arguably even more dramatic views of both Diamond Peak and Lake Tahoe below. The floor plans tend toward larger living spaces up to 4 bedrooms and 2,800+ square feet with soaring beam ceilings and private decks positioned to capture the lake and mountain panorama simultaneously. Some units include garages, a meaningful amenity at this elevation in a snowy climate. Active listings in Bitterbrush 2 currently range from approximately $930,000 to $2,500,000, with recent sales spanning $1,000,000 to $1,750,000.
After working with buyers across every neighborhood in Incline Village, I’ve noticed that Bitterbrush works for a good amount of buyers — and it’s a useful filter if you’re trying to figure out whether this is the right pocket for you.
Ski-focused buyers who want to be as close to Diamond Peak as possible without paying for a single-family home on a large lot. The trade-off of condo living for ski proximity is an obvious one in Bitterbrush.
Second-home buyers from the Bay Area or Southern California who want a lock-and-leave property that requires minimal maintenance, delivers genuine mountain views, and gives them IVGID beach access for summer visits. The HOA structure of condo ownership handles most exterior maintenance, which matters for part-time residents.
Entry-level buyers into the Incline Village market. The $1 million to $1.75 million price range in Bitterbrush is the most accessible in the IVGID community for someone who wants the full Incline Village lifestyle — private beaches, lake views, ski access, trail networks — without stepping into the $2.5 million median that the single-family market now demands.
Investors who want rental income potential alongside personal use. Many Bitterbrush units allow both long-term and short-term rentals under HOA rules. With a Incline Village address, rental demand for well-maintained units is consistent.
Like any condo community, Bitterbrush purchases require a level of due diligence that goes beyond what a standard single-family purchase involves. A few things I always walk buyers through:
HOA health and reserves. For any condo community, review the HOA financial statements and reserve study before committing. A well-funded reserve means deferred maintenance is being addressed proactively. Thin reserves can mean special assessments down the road.
Views are not equal. Within Bitterbrush, there’s meaningful variation in what you actually see from your deck. Some units have full, unobstructed lake and mountain panoramas. Others have partial views or primarily treetop perspectives. For most buyers this matters significantly to both their enjoyment and resale value… see it in person before you decide.
Bitterbrush is the answer for a specific type of buyer: someone who wants the complete Incline Village lifestyle — ski access, IVGID beaches, trail systems, mountain views — in a lower-maintenance condo format, at a price point that gets you into the community without stretching to the single-family median. It’s not for everyone. If you want a large private lot, space for a boat on property, or a home you can significantly customize, single-family is a better fit. But if the ski-and-lake lifestyle on the Nevada side is the goal and you want the most direct path to it, Bitterbrush belongs at the top of your list.
I’m happy to walk you through current inventory in Bitterbrush, pull recent sales data, or set up tours of available units. Reach out anytime.
