Wood and pellet stoves are common in Lake Tahoe homes. They add character, provide backup heat, and feel right at home in a mountain setting. But when a property in Incline Village or around the lake is being sold, these appliances can quickly turn into a point of confusion (or even delay a closing) if they’re not handled properly.
Here’s what both homeowners and buyers should understand about how wood-burning and pellet stoves are treated during a real estate transaction in Incline Village and the Tahoe Basin.
Incline Village falls within the Tahoe Basin, where air quality regulations are stricter than in many other regions. Older wood-burning stoves can produce higher levels of smoke and particulates, which is why regulations exist around solid-fuel heating devices at the time of a property transfer.
Because of this, certain wood stoves are not allowed to remain in place when a home changes ownership unless they meet current standards.
If a home has a free-standing wood stove or other solid-fuel heater, it must be addressed during the sale.
In most cases, one of the following must happen before closing:
The stove is confirmed to be EPA-certified and allowed to remain, or
The stove is removed, or
The stove is permanently rendered inoperable and documented as such

Pellet stoves are treated the same.
They are held to the same standard as wood stoves and must pass the same requirements. Because they usually burn more efficiently and produce fewer emissions, pellet stoves are more likely to pass an inspection, but not gauranteed by any means. In most Incline Village transactions, pellet stoves are allowed to remain as long as they are:
Properly installed
In working order
Compliant with safety and building standards
That said, pellet stoves can still raise questions with inspections or insurance providers, so it’s important to confirm their status early in the process.
Gas, propane, and electric fireplaces or inserts are not considered wood-burning appliances and generally do not fall under these regulations. These features remain with the home without additional requirements related to air quality compliance.

Ask early what type of stove it is
Confirm whether it is certified, exempt, or scheduled for removal
Make sure any required documentation is completed before closing (You will not be able to close otherwide)
